What is the Average Tower Lease Rate per month for Yucca Valley, CA?
I have a contract and want to see if it compares with others that have towers in the area. I am the property owner and have been approached on this several times by different companies so this is very important to me right now. I live in Yucca Valley Ca. It is all the the "red" on the map as far as areas needing cell towers where I am located and there is a great need to have a tower in the area built here. The reception is really horrible as it is in a rural area and the signal drops out severely with cell phones.

AS A LAY PERSON HERE IS THE PROBLEM. MY FATHER HAD A TOWER ON HIS PROPERTY JUST OUTSIDE A SMALL RURAL TOWN.ABOUT 20 YEARS AGO PRIMECO PUT UP A TOWER WHICH NOW PAYS $7,000/ YR AND TOP OUT AT $15,000 IN 22 YEARS.THE LEASE WAS BOUGHT OUT TWICE AND NOW OWNED BY A PRIVATE TOWER COMPANY. NOT LONG AFTER THAT TOWER WENT UP HE WAS APPROACHED BY ANOTHER CELL COMPANY AND MY FATHER PLAYED HARDBALL WITH THEM. WHAT DID THEY DO? THEY WENT 200 FEET TO THE SOUTH ON ANOTHER PROPERTY OWNERS LAND. THE ONLY GOOD THING WAS THAT THE TOWER SITE IS NOW VACANT.

The average lease rates are just that... average

But it sounds like your property is not an average property since you have been contacted many times. If the carriers can get away with paying you $500 per month or a little more on a rural site, that's what they are going to do. There is a reason they have reached out to you on this same parcel several times.
