What can I charge Verizon for rooftop antennae in Brooklyn, NY

I bought a six story building on Bay Ridge Parkway, Brooklyn, NY, with a lease @ $1K per month since 2018, expiring in Sept. 2023. There are 9 existing antennae and Verizon contacted me and wanted to replace 7 of the 9 antennae, remove an existing cabinet on steel frame at bulkhead and install a 140 sq. ft platform, and offered to increase rent by $150.00. There were no increases in rent from 2018.

Any idea of what to charge: maybe new lease or just make counteroffer at $300 firm and wait for renewal as harder for verizon to leave site when just upgraded?
