Verizon Wireless lease rates

I have a business associate in New York who is getting $30,000 per year, $2,500 monthly on a ground tower lease from Verizon Wireless. I also have another friend in Newark NJ who is getting around $2,000 for a roof antenna lease with Verizon. I hear that they only pay a few hundred dollars a month on certain ground leases because they have to pay high rents to T-Mobile and AT&T. What is a fair ground lease rate for Verizon where they are in the #2 or #3 position on a cell tower?

Ground space wireless lease

First I need to know where the ground lease property is located. I then research other sites in the area to determine a fair market value. In an area like NJ or NY they market price for ground space is greater than a few hundred dollars.
