value of our cell site?

I was wondering if there is a way to find out the value of our cell tower site. We are in the process of Amending our lease. I believe they are being fair, but after reading your information, I have concerns. I thought that if I could find out if they are giving us the fair amount of rent that we should be getting, then we could probably trust them.
Some of my concerns:
1. The value of our tower and what rent should we be getting?
2. Is 20% fair for subleases?
3. And should we be getting 20% for the two companies on the tower now?
4. Is a 35 year term of lease reasonable? It seems like a long time. I'll be dead and my children will have to deal with it.
