Value of cell tower lease near Jacksonville, FL

What is a good monthly rental fee for cell tower near Jacksonville, FL?

We have been approached tentatively and offered $800 per month, after a three year option period which they would pay $1,000 per year.

Is this anywhere near the going rate either for the option or the monthly rent?

MM thanks for posting the question. $800 per month is below fair market value for Jacksonville Florida and the option terms also need to be tightened up. Unfortunately many of the fly by night tower developers could give a %&$@ about giving you a good rate because they are low-balling all of the potential sites around yours and talking to your neighbors hoping to see who fold first like a cheap camera.
