transfer of land ownership and tower lease

looking at a vacant lot with a tower on it (castle). current owner was told by realtor he would get rent from them but then castle said no, they own it, etc. he couldn't get anywhere with them, as far as proof/documentation that that was true. how do the leases work when it comes to land ownership changing and/or how would I go about finding out the terms. thanks

Did owner sell a perpetual easement and take a lump sum payment in exchange. Sounds like you might be buying property with a cell tower that will not be paying you rent.
