We have a small office park where the individual owners own the land. In 1996 a owner had a radio station and was able to negociate a lease of part of the land to build a twoer. Since then the radio station is closed and the new owner of the building also own the tower. They lease the tower for radio and cell phone signal. They pay the association a flat fee (currently $4100 yr) for the land lease. The tower is 90 feethigh and the owner wants to extend another 10 feet. He has indicated there is on user right now and he provides both radio and cell signal. The area is in Yorktown VA. The owner has approached us with a request to extend the lease agreement another 25 years. We current owners have no idea what the value of the land lease is. The tower owner will not disclose the value of his rent he receives for the tower. Can you advise us?????
