What's a cell tower easement worth with T-Mobile? How much can a property owner charge T-Mobile for an easement to cross over their property to access a neighbor's site where they are proposing a cell tower?
Value depends on several factors. What are they trying to cover? Can they access the property any other way than by accessing your property? What would the cost be to them get to the cell tower without crossing your property? Could T-Mobile build a tower somewhere else and get the same coverage?
Without the easement they have nothing and neither do you, however determining fair market value is only part of the puzzle. The terms are equally important.
