Selling the easement rights

I have been approached three times by Unison Site Management and they have made lump sum offers each time for the easement rights to the Verizon tower on commercial property I own in Somerville, Texas.

Each time they have increased the amount and I have declined their offer.

The last time they offered $130k but I declined because I would like to get the easement appraised.

My question is how would I go about finding an appraiser who can properly assess the value of this easement?
