Selling the cell tower to the lessor for a lump sum

How do I know the sum offered is a fair price? Also, receiving the lump sum like this, will most of the money go to taxes?

Do the math, they will not offer what you can get in 20 years less. I have a lease with crown castle and they only offered me $50,000.
