I purchased a property in 2003 that the former lease owner was foreclosed on. I purchased from the owner who foreclosed on previous owner. The lease contract was hard for me to understand & I tried to find attorney's in 2003 with knowledge but was unsuccessful so I didn't do anything about current lease which I was told was extremely low? I found your website after being contacted for years now by the current site company SBA and many other companies wanting to buy out my lease & offering numerous other offers which I ignored. I would like to know what my lease is truly worth & if I'm getting a good deal or not, if there is anything I can do to increase my income & what is the best way to go about my lease (letting them buy out my lease with a lump sum, what is a fair amount to do so, what does it mean when they say they want an easement, etc...) I know I have a large 4 or 5 tier tower with 4 or 5 major carriers & several boom sites added to the tower? I know since I've owned the tower that AT&T, Verizon, T-Mobile, and more carriers are on my tower now. Plus I have been told I have these booms added to the tower for some kind of different carriers. I would greatly appreciate your help in making the best decision as I am a single mom & I don't want to be taken advantage of & also want to be fair. SBA sent me information on buying out my lease & offered $145,000. My lease expires in 2029 I believe & I receive $859. per month with a 15% increase every 5 years. Next increase is in June 2019 I think. I don't understand what this lifetime easement they are wanting is about? They also offered to pay me half of the $145,000. up front & continue my lease payments at half the current rate. But in both offers they keep talking about me signing them easement rights?? I also don't understand how other companies are able to offer to buy my lease for about the same cost as the current site owner SBA? How can Unison who doesn't have a lease with me offer me the same amount as SBA which is the company I have my lease with?? Please let me know if you can help in anyway whatsoever, I would greatly appreciate it!
