Sale of land with tower

We are negotiating to sell the tower and the land to Crown Castle. We are talking possibly 20 acres of land in rural Texas where they are presently leasing. They are offering about $600 for the land and & $140,000 for tower. Good deal or no? They say low price for land is to avoid increased taxes.
