I own a building in New York City. A cell phone carrier offered me $1,250 per month to lease about 100 square feet of space on my roof. I'd like to get more but they said they are also talking to a few other potential landlords. I want to get a fair price but also I don't want to lose the antennas to the buildings next to me. I saw that you guys help owners with leases and I am wondering how much you charge because it's not listed anywhere on your website.
My other question is, if an individual carrier has an cell antenna lease, can they sublease to have other carriers share the ground space within their footprint and put up additional antennas? Does this generate more money for the Landlord? And how many other carriers can sublease and how much additional monthly rent goes to the Landlord on a building rooftop? My rooftop is a two thousand five four hundred square feet.
Also, will they damage my roof with these antennas? Thanks!

1. Don't waste time. Engage the carrier or they will walk. They are looking to lease space for the least amount of money possible but they also need to find a reasonable landlord that won't have them spinning their wheels for weeks or months. There are two types of landlords... the quick and the dead. Act quickly and you improve you chances of landing the cellular tenant.
2. The subletting language on the rooftop is critical and will determine your ability to receive additional rent if another carrier co-locates.
3. Insist that the carrier use the same roofer that you have a warranty with -- most carriers will suggest when you are dealing with them. Make sure that your lease provides enough insurance coverage in case you have damage to the roof or the installation causes damage or loss to you or any of your other tenants on the floors below the installation.
