Purchase of a property with cell towers already on it

by Stevenson Wylde

A property I am looking at for a residence has two towers on it with easement rights. The property taxes are a little lower than normal but no other mention is made of any arrangement with the tower owners. Should a buyer of this property be part of some previous arrangement? Do I need a lawyer to look over everything?

Did the owner sell the easement - rental stream for a cash payout?

Does the title of the property indicate that the tower company has a "perpetual easement" or long term interest? Are you trying to determine if you are entitled to get any rent?
