Proposed lease from verizon

My name is Kim, I have the lease from verizon cell would like to put cell tower at my property in WA, after a year they get into my property to search and get ready to put the lease for me, but my husband and I did not like the way they put the lease together and I feel they did take advantage of this, first when they come ask for only 3 months to get to come out and search the property then now take them over a year, and I did not get any money, now read the lease, we did not like at all.

They offer 25 years lease, $1200 a month but only when they build and pay after a year, every 5 years increase up 7%.
Please, advise.

Verizon Tower

Kim , the $1200 a month is much higher then we are getting in a good location in Fl. Our contract was signed 20 years ago at $5000 per year with a 2% increase every 5 years. We are currently getting $8000 per year and are now being pushed to sign the rights of the tower over to American Tower so they can add additional clients to the tower without paying us more.

Yes Kim Verizon can be difficult...

Thank you for posting about your experience with Verizon, they are tough to deal with.

Make sure that you don't sign anything. I will call you and email you on the contact information that you provide when posting on the blog.

We will need to look at the location and determine what their options are, and then see what the fair market rental value of your location is.

There are usually at least 10-12 items in every Verizon Wireless cell tower lease in addition to the rent and rental escalations that need to be corrected to make these deals fair for landlords.
