Ongoing Lease

We are a church located in 49017 zip we have had a renewable lease on our church property since 2003 with AT&T wireless . The monthly lease started at $600 a month it renews every five years with a 7% increase . We have an offer to buy it out at $100,000 cash in our estimate thats about 10 years of the income value.... Are we recieving an appropriate value on the existing lease ? And what would a good value "buyout" cost be ?
