They will tell you they can only pay $300 to $500. They will tell you they are only taking up a tiny portion of your roof and only installing one antenna, and try to convince you that for the amount of square feet and limited number of antennas, that it's a great deal. If there are nearby buildings of similar hight with the same line of site as yours, you probably won't get a decent offer from them. If you have the only building that could work for them, you could get up to $1000/month, but remember, it's not a 12 antenna macro site. It's all about access and the privilege of using your rooftop space, not about number of antennas.
