local internet provider How to determine lease rate?

Thanks for your help.
Location: Forkland, AL
Tower: 180 feet, guyed, 25 Gauge galvanized

I own this tower and the land. I am presently leasing space on it to a local internet provider in a rural area. He relays signal to customers in the area.

I have been leasing space to him for a number of years with no increase in price.

How do I determine how much to charge him in the new up coming lease?
