In Massachusetts, what is the difference between a lease agreement and a license agreement for a cell tower?

A lease transfers to the tenant a leasehold interest in the property. Leases are usually transferable or irrevocable.

A license gives the permission to use real property for a specific purpose. It does not transfer an interest in the real property. Usually a license is revocable.
