Lease rates

We have been approached by a company to put a tower on our property. How do we know if the quoted rental rate is legitimate and not the bare minimum? We have received a LOI with some details. It would be a 10 year lease with option.

Is the for a cellular carrier or tower company?
Usually the initial term is for 5 years with 4 additional 5-year renewals.

If this is for an internet provider we don't provide pricing on those types of towers.
