I have a cell tower, which currently has leases in place with AT&T and Sprint - I was wondering if you could provide any comparable data, which would suggest market rent? The cell tower is located in Baton Rouge, Louisiana.
I’m interested in leasing to cell phone companies. I have land in EBR Louisiana.

The city is not the only factor in establishing fair market rent. We would need to evaluate it's location, how it fits into their network and if there is any true competing sites from a construction, RF and zoning standpoint. Give us a call and we can help you to maximize the value of your deal.

I have the same carriers. AT&T owns the tower and Sprint leases a section of the AT&T tower.
Both pay me $2,100 each per month for the land . I get no share of the Sprint to AT&T tower lease. Mistake! Both @3% a year increases.
10 years ago, ATT cried about the 6% annual increase and wanted a rent discount. Unfortunately I fell for it. I have not collected over a $100,000 in rent since the modification.
If I had not modified the lease I would be collecting $3,390 per month from AT&T today.
Fortunately ATT has 4 years left on their lease. Then it terminates. The tower is located in Los Angeles at a very busy intersection of multiple freeways.
