What would be an appropriate fee that a commercial real estate agent would ask, percentage wise, for them to try to gain me a lease on my tower site.

Most cell tower brokers ask for about 50% to bring a carrier to your property for the lifetime of the lease agreement. Almost makes you happy to pay a one time 6% real estate commission.
