Lease buyout offer from Unison

We were contacted by a company called Unison Site Management to sell a perpetual easement on our site for the rights to the cell tower income on the tower. Our cell tower has one antenna on it. We were offered less than $30,000 and the value of our cell lease is worth over $80,000. I don't really need to sell if they are offering what I perceive to be a low figure, but the salesman said that they could get me another carrier and would share the additional revenue with you. We are in a rural location but I still think we should be getting more. Anybody can offer me some ideas?

Why are you selling your lease?

Why would you sell your lease if you don't really need to and give up the long term income? Shop around and see if you can get some competing offers.
