Lease Amounts

We were approached with Verizon wanting to put a tower on the land, They are wanting to pay $700.00 a month for 5 years, and go up ten percent after that. They are want a 100 feet by 100 feet. Have not seen a lease yet, the guy is stopping in at the house Thursday morning to talk more about it. Was just wondering if they were paying more around this area or not, they are looking to put 5-6 more towers up in an approximate 20 square mile of us. Thank you.

Lease buyout

I do have a Verizon Wireless tower on my property.
The monthly payment of $700.00 is what I accepted
for 30 years. Going into the 4 and 1/2 year I have received
numerous companies via mail wanting to buy out
lease. But I do not know what the true value
is. I did present value it came to be 282,000
for remainder of 25yrs. But that is nothing what
has been offered. I did not take my paperwork to
an attorney for pointers so I was ignorant and
lost money from time the lease began to the time
tower was put in.

Editor's Note: Nothing ignorant about not bringing your paperwork to an attorney. The vast majority of them are not experienced in the technical aspects of wireless lease negotiations, and the ones who have "experience" have probably not seen more than 1 or 2 of them, or a handful of these deals at best. But they will charge you as if they did.

Do not jump at that offer.

Do not agree to those terms. There are many factors that you need to take into consideration in determining a lease value. The last thing you want to do is find out you left money on the table and then have to look at the tower everyday for thirty years.
