Land leasing


(Charles county, Maryland )

I am contemplating purchasing a small piece of land in a rural area with no desire to build on it; great price. It is in a semi-rural area where cell signals are weak. I thought this could be an opportunity. Location is in rural Charles county Maryland. How can I find out if zoning is an issue and what I would need to do? Basically I am trying to determine if this could be a fairly decent investment.
