Rory if you read the hundreds of responses we've given over the years on this topic, you will see that the common thread is that the cell tower site's rental value depends on many factors. There is no average rate in the area. You could have a Verizon lease paying $400 per month or a Verizon lease paying $4,000 per month.

Access to the site
Access to power

Aesthetics
