Finance against income stream from mono cell tower?

I have a land lease with US Cellular that also has a co-location to T-Mobile new this year. I am looking for financing against that income stream of $1,200 per month. I have looked at options of selling and cannot get around the tax consequences without buying something else or selling to get "units" a cell tower trust.
I am up for ideas.

I would probably stay away from "units" .
