fair market value

I have 10 acres in Thompsonville Mi and Verizon came by and possibly wants to pay $500 a mo for 20-30 yr lease for 1 acre in middle of my property,nothing else was offered like increases for inflation or co location rent , what do you think is fair market value? Property has been clearcut in last 2 yrs.

I currently have a Verizon cell site has been in place in Southern IL on my property Lyle company is offering me a buyout of 124,000 and end rental payments and an easement of my property would appreciate some advice.
