fair market land rental price for cell tower

My parents live in rural Butler County, Iowa. Verizon wants to build one cell tower on their land and offered $6,000 per year. Is this a good rate? Where would they be able to find reliable information in order to discuss with Verizon? thank you.

Sounds about right unfortunately

They won't pay much more than $500 per month on rural sites, unless you have hundreds or thousands of acres and they are forced to work with you. However there are still at least a dozen other items in the lease that need to be addressed.
