We have a ground lease with American Tower and had 2 tenants for several years. Two years ago it dropped to only one. We have reason to believe ther are actually (3) now. They bought a 30 year extension at the same time one tenant left. It seems all equipment stayed intact!? How can we know for sure there is only (1) active at this time?
You can ask American Tower to oblige you with the information, you would be surprised that often they are willing to share information if asked in a non-confrontational way. You can catch more flies with honey than with vinegar, I think that's how that saying goes.
Verify.
You can look for the number of active electric meters inside their leases premises. Are they labeled with a carrier name? Are the meters working?'
You can also check the file at your county or municipal building department and confirm who has pulled permits recently. It's all public record.
