Company Called GTP Wants to build a cell tower on my property.

We were approached by a company called Global Tower Partners GTP to put a cell tower on our land. Their lease looks pretty complicated and their offer seemed kind of low based upon what I've read for lease rates in the Colorado area. Can your company provide any feedback? It doesn't need to be on this forum. We just want to make sure that they are not going to offer us a bad deal and tell us to take it or leave it.

Is $500 per month fair market value for a cell tower with 10% escalations every 5 years? Our town has a population of 15,000+ and is on a major highway.
