We were approached last year about leasinf a 100 by 100 spot for a tower my sistwer did not feel that 12,000 was enough per year, the deal fell through. They approached us again this March with the same thing telling us that they had someone else almost ready to sign but our site is the better site and wanted to offer the 12,000 again this year. What do you think?
Go ahead and sign the lease for $12,000 per year. But make sure that you do not agree with them on Collocation... That means that each time a new Carrier wants a space on the tower that you must also get an addition cut on that. Thus, overtime, with additional Carriers on the Tower, that $12,000 annuity can turn into $24,000, $36,000,...

It is my opinion that you should look at it as free money, it might not make you rich right away but you put $12,000 a year away and it will be big money down the road for free. Nice. You can also look at selling the right to that lease to numerous lease pre-payment companies and get $120,000 right away and build on that.
