IS there a cell tower lease rate calculator available to figure out what rental price I should be getting for a new cell tower that they want to build on my land for 5G?

Cell tower lease calculators are overrated.

Hello Bruce. The problem is that a cell tower lease calculator does not really work and is why we haven't hired anyone to develop this kind of software. A cell tower rental calculator doesn't tell you about zoning, or topography, or about competing sites.

Cell tower rental values are based on a site by site basis. There are many factors that come into play. Is the tower being proposed by a carrier like AT&T, Verizon Wireless or T-Mobile -- OR is the cell tower lease being offered by a cell tower development firm.
