Approached by Crown Castle to put cell tower on my property

We were approached by Crown Castle to build a cell tower land that we own. The property is pretty rural and the real estate leasing representative working for Crown told us that we could get about $500 to $600 a month in rent for the cell tower and 10% increases in rent every five years. Seems a bit low for me but he told me that he is also talking to other property owner and if I take a long time to make a decision they would go to another location.
What are cell tower rental rates in Central Florida? Is Crown's offer negotiable?
Any suggestions?

My experience with Crown has not been good at all. I was ripped off by them in 2001.

You can do better than $500-$600 per month. The escalation they are offering are also not up to par with fair market value. However you can't rule out stupidity on the part of the leasing representative who gets paid a premium for bringing in the deal cheaper. They usually don't select the best site, rather they go with the site that gets the lease signed the quickest.
Crown lease rates can vary from $500 to $1500 per month on average in Florida depending on how badly they need the site.
We can review the Crown cell tower lease for you quickly. If you are dealing with a low-balling site acquisition representative and there are other alternative locations available then we probably can't push hard on the compensation but it is still important to tighten up the terms in the lease.
