Am I getting a fair value for my land in leasing to Verizon ?

I am in the final stages of signing with Verizon on a 25 year lease to put a tower on my property in Orange, Texas.

It is in a very good area I believe, close to a very nice size intermediate and High School and I beleive very desireable for Verizon.

I negotiated several changes and even a slight rental increase initally but I am not sure still that they are agreeing to pay what the tower is worth per month and long term. Although I do not want to seem greedy at the same time they are using my property and I really beleive they can and will pay more, how do I go about finding out prior to signing the final contracts.

So far we have agreed to this point at starting off at $625 a month for the first 5 year contract.

Sincerely,
Bill

I have no idea if you are getting a fair deal or not based on the information you provided. But... As a general rule of thumb however, $625 per month is pretty bad, in any location.

Besides the rent, there are a dozen other items in any standard Verizon lease that need to be adjusted, and don't expect them to tell you what they are.

cell tower lease

I have a lease with crown castle at&t. Didn't know any better when I signed the lease. They got it too cheap, You should get at least $3000.00 a month. Think of the money they are making with over at least 1,000,000 coustmers and their cell bill is at least $100.00 a month, do the math.

Editor's Note: Thanks for your comment Stanley, but if they require Verizon to pay $3000 per month to start out on a rural site in Texas, they will walk away in a heartbeat. This is how many landlords blow the deal. Three thousand dollars per month is what you will see on a rooftop in NYC or San Francisco.
