I have a 20 year lease with two seven year extensions with American Tower. We are two years into the first 7 year option. Several companies and American have offered to extend or create a new lease for up to 99 years how ever due to my age I would like excellerated payments over 4 years. My attorney says the offers have serious issues. I had sold the land but kept the rights to tower rents a few years ago. Now the question comes up about the wording in the contract regarding lease extensions. What is the law regarding lease extensions. Apparently lease cannot be given in perpetuity. The original started in 1995. Then a combination of leases would have to end in 2094? If that's true I could only renew for 77 years more. My then attorney wrote the contract poorly however it's very clear I have a right to further lease extensions beyond the two 7 year extensions. The land owner now wants to not honor her signed agreement. That issue will be settled in court. What does the law say about length and number of lease extensions on cell tower sites. Thank you
