What is a fair lease payment?

by Pam
(Moyock, NC)

Have been approached by Verizon to put a 195' tower on our property. There are a handful of towers in the area. How does one figure out what a fair lease payment would be? Is there a way to go to the county courthouse to see what others are being paid? Also, what if they allow another carrier to use the tower? Should we ask for a payment for any of the additional carriers?

Pam,
Determining the value of a specific site is a little bit more involved that just looking at other lease prices. You really have to determine what the site is going to cover, see what the the local zoning ordinances allows, look at the availability of competing sites in the area and also judge how this site would fit into Verizon's network. We would need more information to give you the proper guidance. Please give us a call as the initial consultation is free.
