leasing my land to cell phone company

I have 3 acres (zoned agriculture) behind my house in which I'm considering reaching out to cell phone provider in efforts to get a lease in place for a cell phone tower. The cell phone coverage in our area is good with some providers and bad with others. I was thinking of reaching out to Sprint because their coverage is bad in our area.
There is currently no existing structure and the tower itself would need to be built. I'm assuming zoning changes would have to get approved, but I have no idea where to start. Any suggestions?
FYI - i'm located in a suburb of Indianapolis, IN; Marion County
