Cell Tower Lease Buyout Tennessee

Just inherited a cell tower lease from my mom, with my twin brother. He wants to sell the lease to the the company for $150,000 dollars. We are getting 562 dollars a month now for 3 more years, and it increases 15% every five years for 10 more years. The cell tower company has three 25 year options after the original 25 years has expired. The tower is located in Sullivan County, Tennessee, near Kingsport, Tn. Is $150,000 a good deal for selling the lease? Awaiting your recommendation and answer! Thanks!
