Upfront payment vs. lease

How should we evaluate an offer to continue a lease under various scenarios:

*upfront payment with 25-year agreement

*25-year lease with 7 year rent guarantee 5% increase every 5 years

*same as above with higher quarterly rent and rent holiday in years 23-25


How much do consulting services run to evaluate one lease offer?
