Tower Lease and Expansion

We are located in Rolla, MO. and already have a mono pole tower on our property, using a 40'x 40' area. The cell tower company is requesting an additional 680 sqft. and as well extend our lease. We don't think the amount of the offer is enough nor are we comfortable with a lease extension for the proposed duration.

New era in wireless.

This is a new Era in wireless. I say this because since 1988 I have had a tower on my property. It was one of the first in a densely populated major city.

Why is this a new Era??

1)Because for the last few years the tower LEASES have become a very valuable to secondary lease buyers. Who bunch them up and sell them to Crown castle or American tower, along with a few investment groups. The leases are worth the most to Crown and American. They pay the most for these leases.

2) There is info and help for land owners today. No info a few years ago. Tower Genius.

3) The wireless companies are the biggest economic engine right now in the USA, apart from the US government. They are building out and trying to stay on top of their game.

4) Historically low rents, (like mine @$2,200 per month) is very low for what location I have. Lease expires in less than 36 months. My turn to twist the wireless arm. Just a bit.

5) Consultants hired by wireless companies to re-negotiate for lower rents and escalators via scare tactics. Worked on me. Not one thing said was true about the direction of the wireless industry. This is where Tower Genius would have been a God send back then.
