Toronto Lease Valuation

I would like someone to contact me to find out more about your abilities to place a value on wireless phone leases that I have on multiple properties. I have been approached by an small firm in the Unites States that wants to buy out one of the leases.

I would consider selling all of the leases but I want to make sure I am placing a high enough value on the bundle of leases. The sites are a mixture of Industrial, commercial, high density residential and retail properties. We have sites in the following locations:

* Toronto
* Mississauga
* Hamilton
* Kitchener
* London
* Windsor
* St. Catharines
* Oshawa
* Barrie
* Ottawa


This is very different from normal commercial real estate deals so I feel that I am out of my depth and want to hire an expert to assist my firm. We would also be interested in having a professional firm market our properties to the various wireless carriers to bring in additional revenue. Please contact us as soon as possible. Aiden, regarding your properties, we will take a look at the on an individual basis, please provide us an excel spreadsheet with address, coordinates if you have them, rooftop height if you have a rooftop that you are offering. Regarding the revenue stream buyouts... There are several companies buying out cell tower leases and there are also several groups who simple broker deals and put a few points on the deals. We can help you to maximize the value of your lease buyout offers if you want to sell, but we generally advise landlords to hold onto them if possible. There is a market for lumps sum payments to Bell Mobility, Rogers and Telus leaseholders, but you also should seek tax advice from a Canadian CPA prior to selling.
