Should I sell my cell tower lease to unison

I'm contemplating selling my Verizon Wireless cell tower lease to a company called Unison. There are a couple things in their offer that scare me a little and I really don't know much about how to go about getting a 2nd opinion. The buyout offer does seem very tempting and they are quite tenacious in their follow up which also makes me believe they really want to buy this out from under me, however and I want to make sure we are getting the best price.

We have a tier 1 tower we are shopping it out. I think it is a joke that some of the offers we recieved were for $30,000. It would be considered predatory lending.... if only it was regulated. There are a lot of unscupulous firms out there trying to take advantage of people who dont take the time to investigate the towers worth. Carriers pay 15,000-25,000 a year to be on the tower. Make sure you hire an attorney, and in the "new" contract have the tower people reimburse you their expense if you go with them. I have a lot more to say, but it would get moderated out...

Dear Anonymous... Why would you think you'd get moderated out? We don't bite. I'm just curious, who offered you $30,000 and how much rent are you specifically getting every month? I do think that one of the biggest mistakes people make is believing that attorney's know a lot about cell towers and their values. True, there are times when you need an attorney. this probably isn't one of those times.

I would never sell a lease to Unison, their sales people promise the moon to get more tenants and it will never happen. Its a sales gimmick. If I were to sell my lease, I would sell to Landmark Dividend. I spoke with a gentleman there that explained everything in detail with me and was honest about adding tenants. The tower company will do that if there is a need in the area. No company like Unison will do that for you. They promise you this by taking more land then the original lease to land-lock you if a tenant does come. Don't sell to Unison.....run! Check out www.landmarkdividend.com

Unison claims they can get you additional tenants

The Unison sales representative that has been calling my husband claims that they will "market my cell tower" and just about guaranteed that we would get an additional carrier to rent space at the tower and split the new rent with us 50/50.

So after the 10th phone call or so my husband asked him one day, "what about the tower 1/2 miles up to road from here with 4 sets of antennas on it? Explain to me how you going to make them come here?" The guy was like a deer in the headlights and had no response. Our tower was built by the cellphone company because the other tower was full. There is no way the sales guy from Unison Sites could bring a new tenant here, so it was clearly a sales gimmick.
