Rooftop antennas in San Francisco

I have a rooftop in the SoMa section of San Francisco. I have been approached by two carriers to locate antennas on my roof. Are you able to negotiate a deal in this area and are you familiar with market rates in the San Francisco area for cell towers? I just want to make sure I am dealing with someone who is qualified and though I am a real estate pro, I know I am out of my depth with these types of tower deals.
