Roof lease rates for cell tower antennas in New York City

Approached by a wireless phone company for internet 4g cellular antennas, possibly Sprint. We are in lower Manhattan and they offered us $1300 per month and they are saying they only need a small leased area, much smaller than a typical cell site. Is this a fair price or are we getting a low offer? My cousin has a Verizon cellular lease in Midtown and is currently getting over three thousand dollars monthly.
