Property for a Cell Tower

I am a trustee of our church and a telecom company has approached us to lease a 60' x 60' area on our property from us, They are asking for a 10 year lease. I have done a lot of reading but it can be very confusing. The bottom line is what are the pros and cons that we should look for in the lease? Can and will they sell the lease site? How can we protect ourselves? What is a good going rate in Spring, Texas ? How can i get more information?

Wally you should call us. We have several questions.

Is the tower for a telecom company live Verizon or AT&T or a tower company like Crown or American Tower?

Is the 10-year lease their initial rental term that is being offered or is it the entire lease term? It seems kind of short.

Pros and Cons, we could spend an hour writing about that, easier if we talk. Most of the "cons" are the tactics used by the leasing reps trying to lowball you and con you out of fair market rental rates. But their are things to consider regarding development of your property and at least a dozen things in the lease we can discuss pros and cons about.

A good rate in Spring TX.... we help many landlords all over the Houston area, the rental rate and value depend on the site, what they are trying to cover, who is trying to lease from you, and what other available properties they have to choose from. the price will vary greatly. We have seen deals in Houston below $700 per month and of course deals worth much more than that,

How to protect the church is clearly to speak with an industry insider who knows the ins and outs of the tower leasing business.
