Depends but we like...

Unless you know where your great uncle buried that bag of gold coins and need to buy that property, go with the monthly payment until you can renegotiate and sell for a higher multiple once your rent increases if you are thinking of selling. But what do we know. Sometimes it's best to flip a coin. And that's solid advice you can take to the bank.
