Metro PCS rooftop cellular lease rates for Queens NYC.

Is $1,800 per month fair market value for Queens NY for a MetroPCS cell tower? I know a guy in Brooklyn who gets $36,000 a year. That's a pretty big difference but I'm concerned they might go to other buildings beside ours.

It all depends on what they are trying to cover and what cheaper alternatives exist. There are Metro PCS sites in Newark NJ that pay $1,500 monthly and Metro PCS cell sites that pay $2,500, just as there are sites in NYC that pay more than $4,000 per month and sites that pay $1,800. It's all about supply and demand of viable rooftop sites and location.
