Market value of my existing tower ?

Basically i'm wondering what my what the market value of my tower is. While working for a company as a cellular technician in the early 2000's, I bought an old 1961 Western Union tower from American Tower when they were on the rocks. I used the vacant tower as my Amateur Radio repeater tower for my community. Shortly after the purchase of the tower on Federally leased land, the carriers started coming. Now my site houses T-Mobile and Sprint, plus a wireless internet small business and the State of Nevada Parts Department radio repeater.

Every six months K2 Tower calls me to inquire to purchase this tower. Over the years I've rebuilt the roads twice, the building and power to the tune of 60 thousand dollars and ran the site myself as a Mom and Pop cell tower. I'm 69 years old, pretty good health but I've been wondering what the site is worth. The two large carriers are on their 3rd extension of a 25 plus 5 year lease and have been great with me. I'm just wondering what the site would be worth if I croak ???
