Lease Recordation

Does a cell tower lease agreement with AT&T have to be recorded to be effective? AT&T is currently asking us to sign an Amendment to our original lease allowing them to "update" their equipment. I found out that the original lease was never recorded. Does that invalidate a commercial lease agreement as a whole?
